The site on Seamus Ennis road in Finglas consists of a number of freestanding buildings in separate ownerships set back from the road. The brief was to improve the urban grain on the site, to make a street edge and to provide development guidelines for potential developers of the individual sites.

Commissioned by Dublin City Council this feasibility study establishes a strategy for the site, which allows for sunlight penetration into open private and shared space and would also allow for the sites to be developed independently into a cohesive piece of townscape. Units are mixed between large dual aspect apartments and townhouses providing a commercially sustainable and attractive place to live.
